Thanks to an enviable climate (more than 300 sunny days per year) and magnificent scenery, Scottsdale real estate popularity has attracted newcomers steadily since 1888, when U.S. Army Chaplain Winfield Scott visited the area and purchased a 640-acre section of land that extended east from what is now Scottsdale Road and Indian School Road to Hayden Road, north to Chaparral Road, west to Scottsdale Road, then south back to Indian School Road – and all for just $3.50 per acre.
Scottsdale’s population of 2,000 in 1951, when the “town” was incorporated, has grown to city-size proportions, reaching 230,625 in 2009, according to the City of Scottsdale website, which also indicates that Scottsdale’s area now encompasses 184.2 sq. miles and run 31 miles from North to South. As Scottsdale Road heads north the city becomes more and more suburban, and ultimately rural, as the Sonoran Desert finally supersedes building structures.
According to clrsearch.com, Scottsdale’s average high and low temperatures for January are 65°F and 40°F respectively, and Scottsdale’s average high and low temperatures for July are 105°F and 76°F. North Scottsdale enjoys slightly cooler temperatures because of its lower density and higher elevation (Scottsdale’s average elevation is 1,260 feet above sea level). The average annual rainfall is 7.74 inches.
The city’s median household income is currently $85,575; median age is 40.6. Scottsdale’s populace is highly-educated, with 50 percent having at least a bachelor’s degree, which is significantly higher than Arizona’s and the nation’s percentages. It’s probably no surprise, then, that Scottsdale’s income levels are among the highest in Arizona.
Scottsdale’s Total Crime Risk Index is lower than the national average, receiving a rating of 93 (national average is 100). The Personal Crime Risk Index is half that of the national average (51 versus 100). According to the City of Scottsdale Police Department, crime has followed a downward trend for the past five years – and that says a lot about the growing city’s dedication to ensuring it’s a safe as well as beautiful place to live.
